Situation

Valartis Group maintained a solid operational performance throughout zo s According to International Financial Reporting Standards ("IFRS"), Valartis Group reported a net gain of CHF 7.4 million (previous year: net gain of CHF 8.i million). Net operating income totalled CHF If.fl million (previous year: CHF 18.z million) and was supported by robust growth in the income from investment property, which balanced more moderate contributions from management services and associated companies compared to the previous year.

Income from investment properties totalled CHF 4 4 ITllllion during the period, compared with CHF 4 ITllllion in the previous year, supported by a low vacancy rate and recurring rent increases. Management services fees amounted to CHF 2 7 ITlillion in 2o s. compared with CHF $.z million in zo24. reflecting a normalisation of income in line with underlying business activity and the strengthening of the Swiss franc.

The result of associated companies contributed a gain of CHF 6 3 ITllllion (previous year: CHF J1.9 ITlillion) thanks to the successful operating environment in the shipping sectors and contribution of the banking associated company. The joint venture investments in multi-purpose ships delivered stable daily time charter rates in 2o25. driven by the sustained demand for versatile vessels capable of transporting diverse cargoes. Additionally, the feeder container market benefited from improved daily charter rates. In October 2o25, the container feeder ship joint-venture company capitalised on a favourable market opportunity by disposing of its ship, generating a solid gain for the Group. Proceeds from the disposal have been reinvested in another joint-venture company that also holds a container feeder ship, financed on more favourable terms. The associated banking company's profitability declined from the prior year's strong performance, reflecting a less favourable interest rate environment and higher expenses linked to the evolving regulatory landscape.

Administrative expenses remained broadly stable at CHF 8. million in line with previous year.

Valuation adjustments, provisions and losses totalled CHF s z million in zoz (* *4 CHF o.z million), primarily reflecting fair value adjustments on loans granted to the flower-

producing joint-venture company (CHF 6.g million) amid a challenging operating environment. This was partly offset by a positive fair value adjustment on the real estate investment properties

The net finance result showed a gain of CHF 6.9 ITllllion in zoz (2024 IOSs of CHF 2.§ million), driven primarily by the successful buy-out of the loan originally drawn to finance the investment property on favourable terms and favourable foreign exchange effect.

The consolidated equity amounted to zo 7 Mlllion at 1 December zo25 (z1December 2024 CHF gz.o million). This increase was primarily driven by the annual result of CHF 7.4 million and positive foreign exchange translation differences of CHF J 7 Mlllion, besides smaller movements. Overall, this corresponds to an equity ratio (i.e. total equity in per

cent of balance sheet total) of 8o 4 per cent (previous year: 6§ 4 per cent).
