Opening of the Metrô Tucuruvi Mall
São Paulo, April 12, 2013. JHSF Participações S.A. announces the opening of the Metrô Tucuruvi mall, the first mall fully integrated to a subway station and a bus terminal in the North region of São Paulo city, on April 18, 2013.
The mall is located on Avenida Dr. Antonio Maria de Laet, 566, in a privileged area, at the confluence of the Antônio Maria de Laet, Paranabi and Paulo de Faria streets, close to the Avenida Tucuruvi. It will be the single mall within a radius of four kilometers, and will serve primarily the Tuvuruvi, Jardim São Paulo, Horto Florestal, Santana and Serra da Catarareira neighborhoods.
We estimate that 2.0 million people per month will circulate in the mall, which is integrated to the Tucuruvi subway station - the last station of the blue line, where about 1.5 million users circulate per month - and also to a bus terminal.
Phases 1 and 2 of the Metrô Tucuruvi Mall development will have 32,870 sq.m of leasable area and 1,700 parking spots. The mall will feature several options for shopping and leisure, 236 stores, 61 restaurants and 6 modern Cinemark theaters. Leasing has already reached 98% of the available spaces. The design of single corridors with escalators at both ends, eases the access and circulation of consumers, and supports the visibility of all stores.
The mall includes stores with very well established and recognized brands in the beauty, wellness, fashion and entertainment segments, including: Memove, which sells fashion items in a pleasant environment filled with technology; Ikesaki, superstore with the best beauty items; Magazine Luiza; Academia K2; Preçolândia; C&A; Siberian; Vivara; MOfficer; PBKids; Arezzo; Hering Kids; and the Bar do Alemão.

The investment in the development of Phases 1 and 2 of the Metrô Tucuruvi Mall totals R$ 238.4 million (or R$ 187.0 million, net of key money) and our expectation is that the mall generate a recurring NOI (net operating income), of approximately R$ 73.7 million.
This is the first of a sequence of three malls openings planned by JHSF this year: after the Metrô Tucuruvi mall, we expect to inaugurate the Ponta Negra mall, located in Manaus/AM, and the Catarina Fashion Outlet, located in São Roque/SP.
The Metrô Tucuruvi mall is part of a strategic plan to strongly increase the Company's recurring income business, which includes malls and commercial properties. The ongoing projects will help increasing the Company's total revenue to R$ 230 million in 2013 and R$ 430 million by 2015, as presented in the chart below. By 2015, the recurring income business will be the largest of JHSF in terms of cash generation and results.
