Hulic Co., Ltd. (headquartered in Chuo-ku, Tokyo; Takaya Maeda, Representative Director and President, hereinafter "Hulic") has been working on investments in assets with real demand in areas with economic and population growth such as the United States and Asia, as part of its international business.

We are pleased to announce that Hulic has invested in the logistics center located in Nevada, USA, through a joint venture business with MBK Real Estate LLC (a U.S. subsidiary of Mitsui & Co., Ltd., hereinafter "MRE"). This property represents our first investment in U.S. industrial real estate.

The property is a fully operational logistics center located in Las Vegas, which offers excellent access to surrounding cities via major highways and provides one-day access to 20% of the U.S. population. Hulic has already carried out four joint investments with MRE in U.S. senior housing facilities ('Hillcrest of Loveland,' 'Savanna House,' 'McDowell Village,' and 'The Bellettini'). By leveraging MRE's extensive experience in the development and management of industrial real estate, we aim to further enhance the value of this property through collaborative efforts.
