Colonial SFL SOCIMI S A sells the Juan Ignacio Luca de Tena 7 building in Madrid

Colonial SFL has sold the office building located at Juan Ignacio Luca de Tena 7 in Madrid. The property housed for more than 30 years the headquarters of Grupo Vocento and the newsroom of the newspaper ABC, which have relocated to another building also owned by Colonial SFL, situated at 40 Josefa Valcárcel in the Spanish capital.

With this divestment, Colonial SFL continues to advance its active rotation policy of non-strategic assets located outside Madrid's city centre, following the recent sale of the building at 37 Ramírez de Arellano. This strategy enables the Group to optimise the composition of its portfolio, strengthening its positioning as a leading pan-European platform in the prime real estate market and focusing its investment on top-quality assets in central business districts.

In this regard, Juan Manuel Ortega, Chief Investment Officer of Colonial SFL, stated that the transaction "optimises the portfolio through the divestment of assets that have already completed their maturity cycle for Colonial SFL, and investment in high-quality assets in prime locations."

The building Juan Ignacio Luca de Tena 7 benefits from a strategic location in the eastern corridor of Madrid, with direct frontage onto the A-2 motorway, before its junction with the M-40, and approximately 7 kilometres from Adolfo Suárez Madrid-Barajas Airport.

The asset comprises more than 10,000 square metres of gross floor area and offers large, open-plan, naturally lit floorplates designed to provide functional and efficient workspace. It also includes parking

facilities and strong connectivity by both public and private transport, features that have established it as a landmark within its business environment.
