Madrid, 11 December 2025. -
Colonial SFL and a group of investors led by Andbank Spain have completed the acquisition of the iconic building that houses Naturgy's headquarters in Madrid, located at 38 Avenida de América. The property, purchased from Grosvenor for more than 80 million euros, comprises 13,000 square meters distributed across 13 floors and was completely renovated before hosting Naturgy's headquarters in 2021, wich holds a long-term lease in the building. The transaction was advised by the real estate consultancies Cushman & Wakefield and Savills, and legally by Gomez Acebo & Pombo and Simmons & Simmons. Savills IM acted as asset manager of the property, and EY carried out the commercial due diligence.
Following this transaction, Colonial SFL now owns 39 buildings in Madrid totaling more than 500,000 square meters and strengths its historic long-standing relationship with Naturgy, as it also owns the company's headquarters in Barcelona, located at 525 Diagonal. Juan Manuel Ortega, Chief Investment Officer of Colonial SFL, stated "The acquisition of Naturgy's headquarters in Madrid reinforces our commitment to buildings in strategic locations and consolidates Colonial SFL's position as a pan-European leader in the prime office market." Ortega added "This transaction fully aligns with our longterm value creation strategy and responds to the growing demand for efficient, sustainable and well-connected spaces."
Investments in the real economyAndbank Spain has nearly €2 billion invested in projects that allocate capital to asset-based businesses
-such as infrastructure, real estate or renewable energy- as well as to other market opportunities,
including venture capital or private equity funds managed by Actyus, or market transactions in which the bank identifies value (capital increases, listings on the Alternative Stock Markets, etc.).
The financial institution is a pioneer in offering investors participation in real-economy projects that allow them to invest directly in businesses, diversify portfolios and achieve returns uncorrelated with the market. In this case, the group of investors led by Andbank has invested a significant portion of the capital deployed in the acquisition. "Participating in the purchase of an iconic asset alongside Colonial SFL means entering an office market currently experiencing a very favorable price and liquidity environment, with a long-term, high-profile tenant," says Oriol Huguet, Director at Andbank.
