Notice Concerning Obtainment of

"Nationally Certified Sustainably Managed Natural Sites" Certification

Industrial & Infrastructure Fund Investment Corporation ("IIF") announces that the green space known as the Shonan iPark Green Area (the "Green Area"), located within the IIF Shonan Health Innovation Park (the "Property") owned by the IIF, was certified on December 16, 2025, as a Nationally Certified Sustainably Managed Natural Sites under the Act on Promoting Activities to Enhance Regional Biodiversity. This certification represents the first instance of a J-REIT being recognized as a Nationally Certified Sustainably Managed Natural Sites under the Act.

1. Background of Obtainment of Certification as a Nationally Certified Sustainably Managed Natural Site IIF, together with iPark Institute Co., Ltd., the operator of the Property, has continuously undertaken the

   management of forested areas and waterside environments within the Green Area in order to preserve habitats for a wide range of flora and fauna, including rare species. To obtain an objective evaluation of these biodiversity conservation initiatives and to ensure systematic and long-term maintenance and management, IIF formulated an Enhancement Activities Implementation Plan in accordance with the Act on Promoting Activities to Enhance Regional Biodiversity and obtained certification of the Green Area as a Nationally Certified Sustainably Managed Natural Site under the "Maintenance Type" category. The "Maintenance Type" designation recognizes initiatives that appropriately maintain existing biodiversity values and is regarded as contributing to nature-positive outcomes as well as to the international "30by30" target.

   
   
   

2. Key Features of the Green Area

   The Green Area is located in the Kashio River lowland area, which lies along the municipal boundary between Fujisawa-shi and Kamakura-shi, and consists of a diverse landscape of forested areas, grasslands, and waterside environments. Within the Green Area, the presence of rare flora and fauna has been confirmed across a variety of habitats. IIF continuously monitors the condition of the ecosystem through

   fixed-point observations. In addition to being used by employees of tenant companies, the Green Area is also open to local residents. Through these initiatives, IIF is committed to the ongoing maintenance and management of the Green Area while balancing biodiversity conservation with the creation of a space for relaxation and community engagement.

   
   
   

3. Overview of Nationally Certified Sustainably Managed Natural Sites

   Nationally Certified Sustainably Managed Natural Sites are areas in which biodiversity conservation is being advanced through initiatives undertaken by private entities and other organizations. Under this system, companies and organizations formulate an Enhancement Activities Implementation Plan, which is then reviewed by a panel of experts. Upon completion of this review, the competent ministers-namely the Minister of the Environment, the Minister of Agriculture, Forestry and Fisheries, and the Minister of Land, Infrastructure, Transport and Tourism-grant official certification. This certification system was established in 2023 to support the achievement of the international "30by30" target, which aims to conserve at least 30% of land and sea areas as healthy ecosystems by 2030, and was subsequently codified under the Act on Promoting Activities to Enhance Regional Biodiversity, which came into force in April 2025.

4. Our Actions Regarding Sustainability

   IIF and its asset manager, KJR Management, and its parent company KJRM Holdings (collectively referred to as the "Asset Manager") have proactively promoted sustainability initiatives for environment and entire society.
