Fitch Ratings has assigned Care Property Invest a long-term Investment Grade rating of BBB- with a stable outlook. This rating confirms the solid financial position of Care Property Invest and underscores the rating agency's confidence in the Company's business model, portfolio quality and financial policy. The award of an Investment Grade rating represents an important milestone for Care Property Invest. It reflects, among other things, the stable and predictable cash flows, the long-term lease agreements with care operators, the geographical diversification of the portfolio and the prudently managed balance sheet.
Positive impact on financing and strategic capacity
The BBB- Investment Grade rating is expected to have a favourable impact on the further development of Care Property Invest. In particular, this rating may contribute to:
Improved access to the capital markets, with a broader investor base, including pension funds and bond investors that are only permitted to invest in investment-grade issuers;
More favourable financing conditions and a lower average cost of financing in the medium term;
Strengthened confidence among banks, institutional investors and other financial partners;
Greater financial capacity to further expand the portfolio in Belgium, The Netherlands, Spain and Ireland.
