Thank you very much, and thank you, everybody, for joining us today for our full year results update. We are really pleased with our performance in 2025. We delivered double digit growth across the business, and that's building on and accelerating the recovery that began in 2024. And we're building a stronger business to deliver further growth in the future. So our strategy is that to deliver more homes, and we're finding that more customers are choosing our well built, affordably priced, and attractively located homes. So in 2025, we grew completions. We grew average selling price. We grew sales rates excluding bulk. We increased our returns and our profits. Our forward order book and our land bank are both up year on year, and our exposure to our cladding remediation work is reduced.
