Thank you, and once again, a warm welcome to Nivika Fastigheter's quarter presentation of the fourth quarter. My name is Sverker Kjellgården and I've been the CEO of Nivica since the first of June this year. I'm joined by Kristina Karlsson, who works as CFO and IR-responsible for the company. Let's start with some slides about Nivica. What is Nivica in short? We are a small-scale real estate company with a purpose to long-term own, manage and develop commercial properties and housing, thereby creating profitable and sustainable value growth. It should be felt that Nivica really is real and is present if something happens in the stock. We have a diversified property portfolio. Currently, the property value is over 11 billion, where 61% are commercial properties and 39% are housing. And within the commercial stock, it is mainly light industry, warehouses, some offices and some social properties. You can see on the right how we are divided in the portfolio.
