Hi, and a warm welcome to Klarbo's quarterly presentation for the third quarter of 2025. Today, my colleague Magnus Nordholm and I will go through the quarter. We have just left behind us, where we then go through the financial development, summary of our portfolio, value creation in practice, as well as a short preview. Generellt upplever vi ett successivt förbättrat operationellt klimat, där intäkter och kostnader förefaller blivit mer stabila efter sista årens ökningar. The same applies to the mortgage market, where we have now come down further in level, as an attempt to improve the economy. The demand for our product in our main markets is still strong and is driving the development in Driftnetto, as well as value associations for properties. Samtidigt så ser vi en ökande fastighetstransaktionsmarknad om än fortsatt i huvudsak runt Stockholmsområdet, vilket båda gått inför 2026, där vi kan ta del av möjligheter som dyker upp. Ska vi över och titta på kvartalet. we see that both administrative results and substance value per share increase towards a comparable period. The implementation of the Helsingborg transaction at the beginning of the year continues to deliver and contributes positively to the fact that we increase our administrative results per share by 4.6 percent, as well as substance value per share by 4.1 percent compared to the third quarter last year.
