Thank you. Thank you for that and welcome to our Q1 report for 2025. Today it is my colleague Per and myself Andreas who are going to go through this and this is our fourth In today's report, of course, the completion of the announced company submission, which we did at the beginning of the year, is part of the acquisition in Helsingborg, the main points, but we will also touch De slutförda hyresförhandlingarna ökar takt utav antalet rot under kvartalet jämfört med tidigare samt att vi har då en stabil start utav året rent resultatmässigt vilket vi ju är extra glada för. Om vi tar lite highlights då under Q1 så is the increase of 740 apartments in Helsingborg, a big point. We now own almost 850 apartments in Sweden's eighth largest city. A city that has over 150,000 inhabitants. A city that for a long time has provided a stable population development with a good available income. and where we believe that Helsingborg fits well into our business model. We are looking for gardens with good growth, but outside the 3-4 largest cities in the country. Anledningen till det är ju då att vi vill gärna hitta lite högre avkastning än en orter som till exempel Stockholm, Göteborg och Malmö har. Det här förvärvet har vi då beräknat med en initial direktavkastning för 2025 att den uppgår till över 5%. Det får ju då betraktas som attraktivt i förhållande till det goda geografiska området. samt den förädlingspotential vi har identifierat i beståndet. Just förädlingspotentialen i vårt totala bestånd som uppgår till cirka 4 000 lägenheter så utvecklas detta i högre takt än under tidigare kvartal.
