And once again, thank you very much for arranging and all your help from the company. Steve, good morning. Hi, Dan. We are actually both so my apologies. I am technically on holiday this week. So Steve and I are both in the same country for the first time in a while. I'm actually down in Spain and out of a hotel room, so I apologize for the less than salubrious backdrop. But, Steve, good morning. So, obviously, we've put out an announcement this morning about the retail offer following on from the institutional raise that we announced on Friday. We've had a number of comments about that, people asking for clarification on on just whys and the wherefores and how we're doing on a couple of things. So we thought it would be good, and we appreciate we usually do this at the end of the day, but due to traveling commitments, we thought we'd get this out early, and then people could sort of come back in, and we'll post this out on the various channels so people can watch it later. But I suppose, Steve, the the first one is people are keen to sort of understand the the rationale and the reasoning for around the institutional raise.
