Mr. Forry, you may begin your conference. Good morning, everyone. I would like to welcome you to Boise Cascade's Second Quarter twenty twenty six Earnings Call and Business Update. Thanks, Chris. Good morning, everyone, and thank you for joining us for our earnings call. I'm on slide three. In the second quarter, total U. S. Housing starts and single family housing starts decreased 14%, respectively, compared to prior year quarter. Our consolidated second quarter sales increased 5% year over year to $1,800,000,000 Our net income and earnings per share were $57,300,000 and $1.63 per share, both higher than the prior year quarter when excluding gains on asset sales reflected in prior year results.
