Dear Valued Shareholders,

On behalf of the Board and management, I am pleased to present the Sustainability Report of Uni-Asia Group Limited and its subsidiaries (the "Company", "Group", or "Uni-Asia") for the financial year ended 31 December 2025.

FY2025 is a transition year for Uni-Asia - one defined by strategic renewal across our business, operations, and sustainability journey. As we navigate an evolving market environment, we have continued to refine our approach to creating long-term value while embedding environmental, social, and governance ("ESG") principles at the core of our decision-making.

During the year, we made progress in operationalising our Sustainable Investment Framework ("SIF"), which provides a structured approach to integrating ESG factors into investment decisions across all business segments. Through this framework, we aim

to strengthen risk management, enhance portfolio resilience, and align our investment practices with global sustainability standards. In parallel, we advanced our efforts to measure financed emissions in accordance with the Greenhouse Gas ("GHG") Protocol Corporate Value Chain (Scope 3) Standard and the Partnership for Carbon Accounting Financials ("PCAF") methodology. These steps are crucial in enabling us to understand our value chain climate footprint and inform future decarbonisation strategies.

As the Group continues to adapt to shifting global and regional market dynamics, our focus remains on enhancing resilience across our shipping, property, and alternative investment portfolios. We recognise that integrating sustainability is not only essential to managing risk but also to driving innovation and growth in a changing business landscape. The Sustainability Working Committee ("SWC"). continues to play a pivotal role in coordinating sustainability initiatives across the Group and ensuring alignment between strategic intent and operational execution.

Beyond our business operations, Uni-Asia remains committed to contributing positively to the communities in which we operate. Through our ongoing community engagement programmes, we continue to promote inclusivity, support vulnerable groups, and foster environmental stewardship. Internally, we uphold our dedication to employee well-being and development, recognising that our people are central to the Group's continued success.

Governance and integrity remain the foundation of our business. We continue to uphold stringent standards of compliance, transparency, and ethical conduct across all levels of the organisation. Guided by our Code of Conduct and zero-tolerance stance towards corruption and unethical practices, we ensure that sustainability is underpinned by accountability and responsible management.

Looking ahead, we recognise that the transition to a more sustainable and resilient business model is an ongoing journey. We remain steadfast in our commitment to navigate this period of change with purpose - balancing commercial success with longterm environmental and social responsibility.

In closing, I would like to express my sincere appreciation to our shareholders, Board, management team, employees, and business partners for their continued trust and support.
