Thomson Medical unveils $4.3bn healthcare and lifestyle hub in Johor, Malaysia

Thomson Medical Group has unveiled plans for a MYR18bn ($4.3bn) integrated development in Johor, Malaysia, combining healthcare, residential and commercial components in what it describes as one of Southeast Asia’s largest projects of its kind, Channel News Asia reports.

The venture, named Johor Bay, will sit within the Johor-Singapore Special Economic Zone and be anchored by Thomson Hospital Iskandariah, which is expected to double its initial capacity to 1,000 beds. The complex will also include specialist suites, aged care facilities, a life sciences research tower, luxury residences, a five-star hotel, and commercial lifestyle precincts tailored for regional tourists and medical travellers.

Executive vice-chairman Kiat Lim, son of Singapore billionaire Peter Lim, who controls the company, said the project was designed with healthcare at its core, aiming to capture rising demand for integrated living and investment tied to healthcare. He likened the development to Johor’s answer to Singapore’s Marina Bay.

Located just 1.2km from the upcoming RTS station at Bukit Chagar and minutes from the Causeway and ferry terminals, the first phase of the project will include the hospital and a 47-storey residential tower with 180 units. Construction and operations are projected to generate more than 1,200 jobs.

Regional demographic shifts underpin the project, with the World Health Organization projecting Southeast Asia’s over-60 population will nearly double as a share of the total, from 12.2% in 2024 to 22.9% by 2050. “The time is right, economic momentum, infrastructure expansion, and demographic change are converging,” Lim said.

Johor Chief Minister Onn Hafiz Ghazi welcomed the investment, calling it a strategic move to bolster healthcare services while driving long-term economic growth. He added that the project supports the state’s ambition to strengthen its role as a regional healthcare hub under the new Johor-Singapore SEZ framework.

The SEZ, agreed upon by Malaysia and Singapore earlier this year, is designed to spur cross-border investment and facilitate the movement of people and goods. Its completion will be bolstered by a new rapid transit link between the two countries, slated for the end of 2026.
