Stockland breaks ground on second over-55’s community in Armstrong Creek following strong regional demand

Construction is officially underway at Stockland Halcyon Greenhaven, bringing 345 new homes to Greater Geelong amid growing demand for over-55s lifestyle communities.

Halcyon Greenhaven forms part of Stockland's broader $741 million commitment across the region, with three land lease communities planned to provide more housing choice as the area's coastal setting and established infrastructure attract downsizers from across Australia.

Stockland's first Armstrong Creek community, Halcyon Horizon, was the best-selling land lease community in Victoria in FY26, while Greenhaven has also seen strong demand since launching in May, reinforcing Greater Geelong's appeal among over-55s.

Stockland Project Director, Lachlan Atkins said Greenhaven would build on the success of Halcyon Horizon and provide more housing choice for over-55s looking to rightsize in Greater Geelong.

"The start of construction at Greenhaven marks the next step in our commitment to the region, helping meet demand by providing more over-55s with the opportunity to rightsize without compromising on the quality of their home, lifestyle or sense of community."

Under the land lease model, homeowners purchase their home and lease the land beneath it. There is no stamp duty payable on the home purchase and no exit fee, also known as a deferred management fee, when the home is sold.

Gregory John Robinson and Jacinta Ann Robinson were among the future homeowners who joined Stockland and project partners at a sod turn event to see the vision for Halcyon Greenhaven begin to take shape.

"We'd been exploring options in the Geelong region for more than two years, and when the opportunity came to become foundation homeowners at Halcyon Greenhaven, it was an easy decision," they said.

Quality downsizer housing can help older Australians find a home that suits their needs while also helping free up existing homes for younger families, couples and first home buyers," Ms Coker said.

Civil works will be completed by the first half of 2027, with housing construction to commence straight after.

Stockland Halcyon Greenhaven is now selling and is located at 71 Harkness Boulevard, Armstrong Creek.

Stockland Halcyon Greenhaven will deliver 345 homes across a 17.2-hectare community in Armstrong Creek, located just 10 kilometres from Geelong CBD and close to the Bellarine Peninsula and Surf Coast.
