- Property division revenue grows 8.9% on new townships and steady construction progress
- Shareholders approve final dividend of 6 sen per share in respect of FY2025; total payout exceeds minimum 30% policy
Shah Alam, Selangor, Malaysia, 17 December 2025 - Global packaging manufacturer and leading property developer Scientex Berhad (Scientex, 森德公司, Bloomberg: SCI MK) started the financial year on a steady footing, with net profit growing 11.1% to RM142.9 million for the first quarter ended 31 October 2025 (1Q26) from RM128.6 million in the previous corresponding quarter. Revenue rose 4.1% to RM1.16 billion from RM1.11 billion previously, underscoring the resilience of its twin-engine business model driven by the packaging and property divisions.
The packaging division revenue remained stable at RM628.5 million compared to RM625.7 million previously, while operating profit expanded 49.6% to RM46.3 million from RM31.0 million in the previous corresponding quarter, driven by a favourable sales mix and ongoing initiatives in cost savings and operational improvements.
The property division remained resilient, with revenue rising 8.9% to RM526.6 million from RM483.7 million previously, on strong sales achieved and steady construction progress across ongoing projects. During the quarter, the Group launched the 708-acre Scientex Jawi township (Penang), unveiled the 1,094-acre Scientex Muar township (Johor), and introduced the first high-rise project within its Scientex Seremban township (Negeri Sembilan), with all three developments receiving encouraging early interest.
"We commenced FY2026 with encouraging momentum, as the packaging division recorded improved profitability supported by a favourable sales mix and continued operational efficiencies. Although the operating landscape remains competitive, our ongoing efforts in cost optimisation, process improvements, and product innovation leaves us well positioned to respond to market dynamics and support long term competitiveness.
On the property front, healthy early take-up from our recent launches reaffirms the sustained demand for affordable and well-planned homes. The introduction of the Scientex Jawi and Scientex Muar townships marks our expansion into new growth corridors and strengthens our development pipeline. We also welcome continued government efforts to improve access to financing, particularly for the B40 income group, which would further support homeownership among lower-income households. Building on the 7,200 units launched in FY2025, we aim to progressively scale up to 10,000 units annually within the next two years, in line with our Vision 2028 goal of delivering 50,000 affordable homes by 2028."
Mr. Lim Peng Jin (林炳仁), CEO, Scientex Berhad
Commenting on outlook, Lim expressed optimism towards the current financial year ending 31 July 2026 (FY2026):
"The packaging division remains focus on cost management and reinforcing operational efficiency through digitalisation, automation and process enhancements, while pursuing product innovation to support evolving customer requirements. These initiatives remain central in maintaining competitiveness in the industry. The Group also continues to prioritise talent development and the adoption of digitalisation across its operations."
"Simultaneously, our property division remains well-positioned to capture growth opportunities within the affordable housing segment, supported by its established brand presence and expanded development pipeline. Planning and preparatory works are progressing for upcoming township development at newly acquired land in Scientex Pulai 4 (Johor), Paya Rumput (Melaka), Sungai Petani Astana (Kedah) and Bestari Jaya (Selangor), forming part of Group's launches for the year."
At the Group's 57th Annual General Meeting held earlier today, shareholders approved a final dividend of 6 sen per share in respect of the financial year ended 31 July 2025 (FY2025). This brings the total dividend for FY2025 amounted to 12 sen per share, or RM186.8 million, representing 35.2% of FY2025 net profit. The final dividend has ex-date on 7 January 2026 and will be payable on 23 January 2026.
