The approval follows the grant of Outline Planning Permission, the adoption of the Strategic Landscape Masterplan and, most recently, the approval of the Village 7 Masterplan and Design Code in April 2026. Together, these approvals establish the framework for the delivery of Village 7 and are the product of extensive stakeholder engagement, design development and technical collaboration. The first RMA secured approval for the access, layout, scale, appearance and landscaping of key strategic infrastructure required for Village 7. This includes the strategic road network (including the Strategic Transport Corridor), an extensive noise bund, a strategic community heating system, substations and associated operational and engineering works. The approval was secured through an ambitious and fast-paced programme aimed to facilitate an early start on site, alongside complex negotiations with East Herts District Council, Hertfordshire County Council and other stakeholders on planning, transport, drainage and infrastructure matters. The approval unlocks the delivery of critical infrastructure and represents an important step towards the construction of the first homes at Village 7.
