Property Portfolio Valuation

· Issued by Schroder European Real Estate Investment Trust plc via RNS

Summary by 6ix

Schroder European Real Estate Investment Trust plc said its property portfolio was independently valued at €181.9 million as at September 30, 2026, down €3.2 million, or 1.7%, from €185.1 million as at June 30, 2026.

Key details

  • The company attributes the fall mainly to the independent valuers using more conservative assumptions for certain assets, particularly secondary offices (older or less well-located office buildings), driven by leasing risk, changing occupier market conditions and recent transaction evidence.
  • The company says the valuation change mainly reflects changes in market assumptions rather than the underlying operating performance of the portfolio.
  • Shareholders have approved a managed wind-down strategy, and the Board and Investment Manager say they are focused on active asset management and selling assets.

PROPERTY PORTFOLIO VALUATION

Schroder European Real Estate Investment Trust plc today provides a valuation update of its property portfolio as at 30 September 2026.

The property portfolio was independently valued at €181.9 million (30 June 2026: €185.1 million), representing a decrease of €3.2 million, or 1.7%, during the quarter.

The reduction in value principally reflects the independent valuers applying more conservative assumptions to certain assets, particularly secondary offices, driven by leasing risk, evolving occupational market conditions and recent transactional evidence.

Despite ongoing macroeconomic uncertainty across Europe, the portfolio continues to perform resiliently, and the valuation movement primarily reflects changes in market assumptions rather than underlying operating performance. Following shareholder approval of the managed wind-down strategy, the Board and Investment Manager remain focused on maximising value through active asset management and the disciplined execution of asset disposals.
