Richard Crookes Constructions progresses to structural works marking the beginning of a new construction milestone of the 50-storey tower on Sydney House
Sydney, 29 May 2025 - Construction of the landmark Sydney House mixed-use development, a joint venture spearheaded by First Sponsor and ICD Property, is forging ahead and moving into the next stage of the construction program. The iconic project in the heart of Sydney's CBD is on track for delivery in 2027.
Elegantly designed by acclaimed architects, BVN Architecture (for the tower and interiors), and FJC Studio (for the heritage podium), the project includes 241 premium residences atop of a 135-room boutique hotel.
"The installation of the site's third tower crane is now complete, marking a significant milestone in the project's delivery, which will see further efficiencies as we work through the structure, with the site's core reaching level 7 and structural slabs reaching level 3 by the end of May," he said.
"A significant and unique component of this project is the meticulous retention and protection of heritage elements, reflecting Sydney House's commitment to preserving its historic character while delivering a modern, world-class development that enhances the site's significance for generations to come.
"The site includes four different buildings, of which three will see significant heritage retention and restoration to both facades and key internal elements. So far, the heritage works on site have seen the retention of the remaining heritage fabric across key areas such as the façade elements, the Lower Bar, Sydney Room, Corinthian Room, and Billiard Room, which are all now fully secured and protected.
"These richly detailed spaces - each with architectural and cultural significance - have undergone careful salvation of heritage material, which will be preserved and reused in the completed building.
"The respectful integration of new structure with the historic core is central to the vision for Sydney House," Mr Hicks said.
"By preserving character-defining elements and embedding them into the future of the building, we're honouring the site's legacy while creating an enduring new chapter."
To mitigate the risks typically associated with complex heritage sites, the project adopted a proactive and multidisciplinary de-risking strategy.
This included:
Comprehensive heritage impact assessments, structural investigations, and materials testing during early project phases
Ongoing collaboration with heritage consultants and regulatory authorities to streamline compliance and approvals
Adaptive and flexible design informed by detailed documentation, enabling seamless integration of services and structure with heritage elements
Robust governance and program assurance to accommodate unexpected discoveries during demolition and restoration.
This forward-thinking approach has helped mitigate potential cost, schedule, and compliance risks, ensuring smooth project delivery while maintaining the architectural integrity of the site.
The project continues to track well against its program and promises to be a striking blend of heritage and innovation in Sydney's cityscape by 2027.
