CaixaBank, through its Corporate & Investment Banking (CIB) division and its French branch, has structured a new real estate financing transaction in France, acting as lender, facility agent and security agent, reaffirming the bank's growing commitment to the international commercial real estate sector.
The bank has granted a bilateral loan to MetroInvest European Assets France, a company wholly owned by Metropolis Group, one of the most active Spanish real estate groups in the European prime assets segment, secured by a mortgage over an office building located at 60 Rue de Monceau, Paris. The proceeds will enable Metropolis Group to continue pursuing its international growth strategy, focused on investing in prime real estate assets across Europe. Through this transaction, CaixaBank aims to support the Group in its international expansion process.
The financed property, owned by Metropolis Group, is a remarkable example of the Haussmann architectural style characteristic of Paris and is located in one of the most prestigious and well-established areas of the city's 8th arrondissement, within the renowned Central Business District (CBD). Adjacent to the iconic Parc Monceau, the asset benefits from a prime location, just 1.5 kilometres from the Arc de Triomphe and 1.8 kilometres from the Opéra Garnier and is also situated close to CaixaBank's Paris branch.
With this transaction, CaixaBank takes another step forward in CaixaBank CIB's growth strategy within the commercial real estate finance business in France and other European markets, including the United Kingdom, Italy, Germany and Portugal, focusing on the financing of high-quality commercial real estate assets.
Supporting sustainable finance
In addition to its real estate quality and strategic location, the asset financed by CaixaBank stands out for its sustainability credentials. The historic building, originally constructed around 1800, has undergone significant modernization works over the years. It was comprehensively refurbished in 1994, renovated again in 2011, and most recently saw its interior courtyard and lobby upgraded during 2025.
Thanks to these improvements, the building currently holds a high energy performance rating, placing the transaction within the sustainable finance category in accordance with the applicable internal criteria.
