Immo successfully completes the sale of the IntercityHotel Frankfurt Hauptbahnhof Süd

CA Immo has successfully completed the sale of the IntercityHotel Frankfurt Hauptbahnhof Süd to a fund vehicle managed by Art-Invest Real Estate. With this transaction, CA Immo is also divesting the last building in its portfolio used exclusively as a hotel, thereby consistently continuing its strategic focus on high-quality Class A office properties in central locations within its core cities.

The IntercityHotel, centrally located and conveniently situated directly next to Frankfurt Central Station, was developed by CA Immo and completed in 2018. The building offers around 18,700 sqm of lettable space. The four-star hotel comprises 414 rooms as well as a conference centre and is let on a long-term basis to InterCityHotel GmbH.

Our investment focus is clearly on modern, high-quality office properties in central locations within our core markets. At the same time, active capital rotation is an essential part of our strategy: through selective sales, we free up capital that we can deploy where we expect higher risk-adjusted returns in the long term - particularly in our own development pipeline, but also to meet ongoing liquidity requirements or for selective external investments where attractive opportunities arise."

CA Immo is currently developing two further office buildings for its own portfolio in Berlin: the Anna Lindh Haus, which was fully let even before completion, and the Karlsgärten refurbishment project, which is also fully let. As recently as July 2026, CA Immo completed the 'upbeat' project in Berlin - the new headquarters of Deutsche Kreditbank (DKB). With Skygreen and the Alexander von Humboldt Haus, two further Berlin office projects are also in the pre-construction phase.

CA Immo is also exploring further development opportunities in Frankfurt. CA Immo already holds planning permission for the so-called Millennium Areal, a centrally located site with excellent public transport links situated at the junction of the Banking District and the Europaviertel. This means that, should a suitable use case arise, the conditions are in place to move swiftly into concrete project planning. Among the options currently being examined is the potential development of the site as the location for the Deutsche Bundesbank's new headquarters, for which a tender is currently open.

BNP Paribas Real Estate GmbH acted as broker for the sale, whilst McDermott Will & Schulte Rechtsanwälte Steuerberater LLP provided legal advice to CA Immo.
