Great to have so many of you dialing in. So this afternoon, we're gonna take you through the update following our interim results that were announced earlier this week. For those of you that have already watched the the presentation we gave to analysts earlier in the week, then we will we will try to bring in a bit more information. We can, obviously, go into a bit more detail in this forum than we than we typically would there. So and and as as noted, do fire away with questions in the q and a. We we should have plenty of time at the end to to to run through as many of those as possible. So as mentioned, I'm Rob Abraham, the fund manager on SUPERMARKET INCOME REIT for Escharato Capital. I'm joined by Mike Perkins, who's the finance director, and we will come on to the internalization of what that means for for the structure going forwards.
