And we are delighted to be here. Thank you. We realize it is the the last Friday before Christmas, so we have some very dedicated people on the line, which we we we appreciate. So it's for those of you that have seen it before, so I'm at Montgomery. So I'm the global head of real estate at SCHRODER, and I'm the manager of SCHRODER REAL ESTATE INVESTMENT TRUST alongside my colleague, Bradley, who you will hear from very shortly. I I think various sort of call are recovering from this wretched flu, so apologies if we're a bit croakery as we go through. We are on amend. So just moving to the to the first slide, these are based on the results. If you can go to sorry. Move the slide along. There you go. So these are the results essentially to the September 30. What we'll try and do is to go through is give you an update on where we see things that have changed the market. Obviously, we were reporting very shortly after the the budget.
