I've been chair of PCTN since February of this year, and I'm joined this morning by Michael Morris, our chief executive, and Sarah Johnson, chief financial officer. So welcome to our post AGM investor presentation, and thank you all for joining us. Earlier this morning, we held our AGM and all resolutions were passed. So for those of you who voted, thank you for your support. Today, we also issued a trading and NAV update, and I'm pleased to report both positive total returns and total shareholder returns over the three months of our first quarter. The continuing growth in net asset value per share was driven by modest increases in the valuation of the portfolio and also the impact of our share buyback activity, which was funded by proceeds from selling office investments.
