Thank you, Christine. And good morning, everyone. Welcome to our third quarter 2025 earnings call. Joining me today is John Warts, our chairman and chief executive officer, and Tom Fisher, our co-president and chief investment officer. Now let's jump into the quarter. We're pleased to report that our third quarter performance was in line with our outlook. In a challenging quarter shaped by heightened geopolitical and macroeconomic uncertainty, as well as an unfavorable holiday calendar shift, we again delivered solid operating results in industry-leading cost controls. This execution sets us up well for 2026 given the robust convention and major event calendars across our markets.
