Thank you for attending this morning. So just get my slides right. I clicked a bit too quickly there. Sorry about that. So we are experts. We feel we are in regional property investment. We focus on the regions, and we focus on unlock on unlocking value to deliver attractive total returns. We are a total return PLC. So we got established just over ten years ago. We bought control of a very small listed company, and we use that company to buy corporately several properties and portfolios in the regions. We think the regions is what it's all about at the moment, particularly with regard to the government's leveling up agenda. Regional office returns have exceeded those generated by London.
