Thank you, Paul, and good morning, everybody, and welcome to our half year results presentation and for taking the time to listen in. We're here in London. It's a very cold morning, but we're we're absolutely delighted to be with you. Before we get started, for those of you that don't really know us, NEWRIVER is a REIT. We specialize in The UK retail and leisure real estate sector. We have a portfolio of approximately £643,000,000, which comprises around 30 shopping centers and 15 retail parks. And we have investments in pretty much most regions of The UK. So let's get started with an overview. I'll just move on to the yeah. Thank you, Lucy. So we've had actually a very resilient operational performance in the first half of our financial year. Across all of our metrics, that sort of resilience has really come through whether it is maintaining very high occupancy, high retention rate.
