I'd now like to hand you up to Alan Lockhart, CEO. Good afternoon, sir. Good afternoon, everybody, and many thanks for taking the time to meet with us this afternoon. I'm Alan Lockhart. I'm CEO of NEWRIVER. I'm joined here by our brilliant CFO, Will Hoffman and our equally brilliant Head of Investor Relations, Lucy Mitchell. Retail investors form an important part of our shareholder register, so we're absolutely delighted that there are a number of retail investors on the call this afternoon and we're pleased to be able to personally take you through our recent full year results presentation. But before we go through our presentation, let me start by saying that over the years, we carefully positioned our portfolio for the evolving consumer and retail trends where a physical store is vital. As a result, we've delivered another excellent operational performance and a significant total return outperformance versus our relative MSCI benchmarks. Arguably, we now have one of the strongest balance sheets in our sector with a low LTV, one of the lowest net debt to EBITDA ratios and one of the highest portfolio yield spreads.
