And, ladies and gentlemen, let me add my welcome to you, and thank you for taking the time to to join us this morning. I'll start, just with a very brief introduction as to to who LAND SECURITIES for those that that perhaps are not familiar. But, we we are simply the the the largest UK focused REIT real estate investment trust, with a very high quality portfolio of assets focused really on two sectors, a prime Central London office portfolio and then a major retail destination shopping mall portfolio. In total, that portfolio valued independently as of today at around £11,000,000,000. Business has been around for, over eighty years. It's been a constituent of the FTSE hundred, since the FTSE hundred was established in '19, in the nineteen eighties, and we take that legacy and that track record extremely seriously.
