Varmt välkomna till vår presentation av första kvartalet 2025. Under kvartalet har vi lagt stor kraft i att föra vår stora affär med Brunova över mållinjen. Med den affär vi nu gjort med Brunova tar vi ett stort steg mot att återkomma tillbaka till vårt ursprung. Since the start of 2010, K-Fastnätter's focus has been on self-regulation, project development and building some of the most attractive housing in the market at a cost level that greatly undermines the general business of the industry. That is the whole core of the business we have built up from basically nothing with the start of December 2010. As we build a larger property portfolio, the market sees our balance sheet and our property assets as the identity of our business. But those who look in the back mirror, or who have been on the journey for some time, know that we have earned our money and built up the company through effective project development and the ability to industrialize large parts of the construction process. A total of 80% of our income comes from what we call entrepreneurship since our 2019 report. At the same time, the market and many other viewers have focused on our property management, which only stands for 20% of our income since our 2019 report. Under the quarter, the improvement in the business area of administration has been very good, where the administration result increased by a whole 35%, thanks to the fact that we have reduced the vacancies to 3.6% by 6.7% for a year. In addition, costs have also decreased, which results in that the surplus increase from 60% to 66% in a quarter that otherwise usually is characterized by slightly higher costs, with regard to less favorable weather and temperature.
