Some of you may have heard me speak before, so forgive me if I am a little repetitive, but I'm going to work on the basis that there are others for whom CUSTODIAN PROPERTY INCOME REIT is new. So starting at the top, what do, what does CUSTODIAN PROPERTY INCOME REIT set out to do? Well, it aims to be the REIT of choice for private and institutional investors seeking high and stable dividends from well diversified UK real estate. And while that's a mission statement, there's a lot in there. We are a proudly diversified fund, and we are very income focused. And we think particularly well suited, to both, private investors, but also to, institution investors. There's a real opportunity in the market at the moment, and it has been caused by various factors.
