Very pleased to be here. I thought we, we presented our half year results on Monday this week, and I thought perhaps it'd be helpful just to provide a bit of color, on some of the key messages that we talked about. And then very happy to take some some questions, from you guys afterwards. So we reported results for the six months of the end of September the thirtieth, and a couple of key headlines I'd want to draw. Firstly, really pleased with the operational performance that we've seen in the business in the first half of of this year. We've leased really well across the business. We leased 1,600,000 square feet of space, and we did that at 12% ahead of, value or market rents, so what we call ERV. We control our costs very well, and so good sort of top line growth in terms of leasing...
