The purchase expands the development footprint to a total of 438 acres, strengthening TCDC’s ability to deliver a multi-phase, multi-gigawatt artificial intelligence (AI) and high-performance computing (HPC) campus, designed to scale well beyond 1 GW.\n\nThe enlarged site outside the City of Odessa provides the long-term scalability required to meet accelerating demand for AI, GPU-intensive workloads, and next-generation compute, from prospective tenants that are in active commercial discussions with the Company. Strategically positioned near high-capacity fiber routes, major intrastate natural-gas transmission lines, and established CO₂ pipeline corridors, the site strengthens project economics by shortening development timelines and enabling efficient integration of energy, cooling, and digital infrastructure.\n\nTCDC, New Era’s flagship campus, is being engineered to incorporate advanced energy and cooling technologies while preserving optionality for carbon capture, utilization, and storage (CCUS) systems, reflecting New Era’s focus on long-duration, efficient, and environmentally responsible power solutions for digital infrastructure.
