Earnings per share for the quarter were $0.42 compared to\n $0.43 in the prior year. Highlights for the quarter included improved\n spread income and equity income from our investment in MCAP Commercial\n LP ("MCLP").\n\n\nNet income for the year ended December 31, 2010 was $25.4 million, up\n from $24.7 million in 2009, while earnings per share were $1.76\n compared to $1.73 in 2009. Our return on equity for the year was 20%.\n\n\nImpaired mortgages as a percentage of total mortgages decreased to 3.06%\n at December 31, 2010 from 3.40% at September 30, 2010, while total\n mortgage arrears decreased from $47 million to $31 million during the\n same period. While MCAN's arrears levels remain high by historical\n standards, we have not realized material losses since the onset of the\n recent recession.\n\n\nNet Investment Income: Net investment income was $8.1 million for the fourth quarter,\n unchanged from 2009.\n\n\nMortgage interest income increased from $7.4 million to $7.5 million as\n a result of a $64 million increase in the average mortgage portfolio,\n mostly offset by a 1.56% decrease in the average mortgage yield.
